1. Rental Policies: We strive to provide a comfortable and pleasurable holiday rental experience. By signing the Rental Agreement and paying the deposit, renters agree to abide by the House Rules which are featured in the Guest Information Pack in the house.

The house comes fully furnished including all the linen, towels, table linen, oven gloves, tea-towels.

Beds are made up as guests request with white bed linen and towels are provided plus a selection of toiletries.

Please report any problems or damage to us on the day of arrival. If not reported, we must assume the damages or loss occurred during your occupancy. When maintenance needs arise during your stay please contact us. It may be necessary for us to enter the house during reasonable hours to perform minor repairs. There will be no refunds for the malfunction of any equipment including but not limited to TV, appliances or power cuts. Please ask for our assistance, rather than allowing a small gripe to spoil your holiday.

The owners are not responsible for any item left at the house by a renter. If the housekeeper or owner is requested by the renter to return any item left in the house, the renter will be charged the postal fee.

2. Maximum Occupancy: We welcome family gatherings, groups of friends and well- behaved hens. Sorry, stag parties are not allowed. The number of persons occupying the house shall NOT exceed 12 plus 2 babies. The sofas in the sitting rooms are not to be used as additional beds. This is a violation of the Rental Agreement and will result in retention of the full damage deposit.

Further guests cannot be accommodated, even for day visits without prior agreement with the owners.

3. Sub-letting: The person who books the house must stay at the house for the entire rental period. Sub-letting is not allowed.

4. Pets: a maximum of 2 well-behaved dogs are welcome @ £50 per dog per stay and by prior agreement only. Dogs must not be left unattended in the house.

5. Smoking and smoke detectors: Smoking is not allowed in the house. If there is evidence of smoking inside the house, the guests will forfeit their entire security deposit. There are smoke detectors: do not unplug or remove the batteries from them.

6. Leaving the property during your stay: All doors and windows must be locked and lights turned off when the property is unattended. Failure to lock and secure the property will result in retention of the damage deposit.

7. Rental fees and prepaid rent deposits: In order to secure a reservation we ask for a non-refundable 30% deposit by bank transfer and the balance is due 2 months prior to your arrival date. We will regretfully cancel your reservation if the final balance is not received by the due date and there will be no refund issued. The renter agrees bank and debit card charges are the responsibility of the renter in respect of fees payable.

8. Cancellation policy and refunds: The deposit is not refundable unless Government travel restrictions are in place on the day you are due to arrive when it will be fully refundable, together with any balance you may have paid. The balance of rental paid is refundable if the reservation is cancelled at least 60 days prior to your arrival date and only if the period is rebooked at the full rental price. Cancellation during the 60 days prior to your arrival, will forfeit all rental fees paid. In the event the cancelled reservation is rebooked at the full rental price, we will refund the forfeited balance, minus bank transfer charges, after the end of that rental. No shows will be charged in full unless the house is re-rented. We recommend you purchase travel insurance to cover the potential financial loss. No refunds due to weather, change of plans or early departures. All guests are financially responsible for the entire booking once their reservation has been made.

9. Security Deposit: A refundable deposit is payable a day prior to arrival at the house at the start of your stay. This is to protect us from possible damage to the property. Guests are financially responsible for all damages and additional cleaning fees if necessary. Claims for damage shall not be limited to the agreed damage deposit.

Stained mattresses or carpets will be charged at replacement cost. Should we find the house in an unacceptable condition upon your departure, a portion of your security deposit will be used for extra cleaning, damage repairs, replacement of missing contents and/or expenses resulting from agreement violations such as smoking in the house at our sole discretion.

10. Check-in and Check-out Procedures: The house is available from 4.30pm on your arrival date. While we make every effort to have the house ready, there may be a delay during peak season and your patience is appreciated. Check-out is by 10.30am on your departure date. Flexibility on these times is strictly by prior agreement – arrive early/leave correspondingly early. Occasionally a 3 hour extension can be arranged at a cost of £300. We will meet you and show you around the house, explain how the appliances, heating, bathrooms operate and answer any questions you may have. There is a Guest Information Pack at the house which contains instructions for how everything works. It is there to be referred to during your stay.

We will meet you prior to your departure. Guests are required to leave the house in the same general condition it was found when they arrived. Please comply with the following before check-out:

  • Property left neat and in order.

  • All bins emptied into outside wheelies – we request you respect the local recycling policies.

  • All lights turned off.

  • Windows and doors closed and locked.

This property is privately owned. The renter accepts renting privileges with the understanding that he/she does hereby release the owners of The Old Rectory, Kettlebaston, Suffolk IP7 7QD and its employees of all liability for loss or damage to property or injury, against claims resulting from loss or damage to property or injury to the person or any member of the family or guests of the registered renters arising out of the use of the facilities in the house and within the grounds. This includes the renter being responsible for any injury resulting from use of the garden, tennis court, or trampoline.
